The new Domus Valuas location offers 30 apartments for older people with care needs, in one of Rotterdam’s greenest and most established neighbourhoods.
New care location in Kralingen
Hofje van Weltevreden has been developed in Kralingen as a small-scale residential care location. The project was delivered together with developer Dunavast, after a process that took several years from plan to completion.
For Rotterdam, the opening adds another form of residential care in a part of the city where older residents may want to stay close to familiar streets, parks and local networks. The location combines private apartments with care and shared spaces, including a communal garden designed as a meeting place for residents.
The care villa has room for 30 apartments. Domus Valuas describes the concept as a residential setting for older people who need care, with attention to comfort, hospitality and quality of life.

First residents arrive in June
The coming weeks will be used to complete the interior and prepare the location for daily use. From 15 June, location manager Ellen van Spronsen and her team will welcome the first residents.
The official handover was marked with representatives from Domus Valuas, Dunavast and Van der Wardt Bouw. The moment also marked the transition from construction project to care location.
Erik van den Boom, board member at Domus Valuas, says the organisation has worked on the project for nearly eight years. “There is nothing comparable in Kralingen yet, so we are particularly proud that this has become our 35th location. With Hofje van Weltevreden, we have created a warm living environment where personal attention, hospitality and wellbeing are central, and where people can continue to live in a way that suits them.”

Building becomes part of the area
The new building sits in the green surroundings of Kralingen, with a design that is intended to fit the character of the neighbourhood. The available images show a bright residential building with shared indoor areas and a garden area around the care villa.
Aart Jan Verdoold, CEO of Dunavast, says the project brings together location, architecture and long-term use. “Hofje van Weltevreden is a project in which everything comes together for us. A special location, high-quality architecture and a tenant that really adds value to the surroundings. In Kralingen, together with Domus Valuas, we have realised a residential care location that suits the quality and appearance of the neighbourhood. It is good to see how this building will soon not only offer a home to residents, but also become a sustainable part of the neighbourhood.”
For the people moving in later this month, the most important change is practical: Hofje van Weltevreden now moves from completion to occupation, with care, daily routines and community life starting to take shape.
